All bookings are made direct online therefore the availability is live.
Please follow these important steps carefully for your Easy Booking
A 50% deposit of the total charge and completed booking form are required within 3 days to secure the booking. Until receipt of deposit your booking is deemed provisional and can be cancelled without prior notice.The balance is due 8 weeks prior to arrival date.
An amendment fee will be charged for any booking form changes after the initial booking has been made.
Non-payment of the balance by the due date will be treated as a cancellation by you.
Bookings made less than 8 weeks prior to arrival date must be paid in full at booking. Payments can be made online with a debit or credit card via a PayPal facility or bank transfer.
There is a £200 (£400 for guest groups in excess of 8 at Seascape) security deposit payable with the balance of your booking which is held against breakages or loss.
This will be returned to you via bank transfer after departure within 10 working days of return of the keys or receipt of bank details.
Cancellation by you
In the event of cancellation, please telephone us immediately so that every effort can be made to re-let the property.
Cancellation after deposit paid, but before the balance payment there will be NO refund.
If we are unable to re-let the property, you will be held liable for the full amount of the booking and all monies will be forfeited. Bookings are NOT transferable . You are strongly advised to take out holiday cancellation insurance.
Cancellation after full payment
You will be held liable for the full amount of the booking and all monies will be forfeited. You are strongly advised to take out holiday cancellation insurance. Non-payment of the balance by the due date (8 weeks prior to arrival date) will be treated as cancellation; however, a reminder will be sent before interpreting this as a cancellation. In the event of non-balance payment (cancellation), we will follow the procedure above (after deposit paid, but before balance payment).
Cancellation by us
In the unlikely event of cancellation by the owners, prior to the start of your holiday, the owner shall only be liable for the return of monies received. We will not be liable for any consequential loss you may suffer or pay any compensation to you. In the event of the property being unavailable for reasons beyond our control, (e.g. fire damage) we will endeavour to find alternative accommodation (with your knowledge), or give a complete refund of the monies received. If the only alternative accommodation is of a higher price we reserve the right to charge the difference.
The number of guests occupying the accommodation booked must not exceed the number of named guests on the booking form per property. The owner reserves the right to refuse entry to the entire property or request the party to leave the site, if the number of persons differs from that stated on the booking form. Full payment will still be required (no monies will be reimbursed) if you or any members of your party are requested to vacate the accommodation. No additional visitors may stay or be entertained at any of the properties without prior consent of the owner and will incur additional charges.
Guests are asked to leave the property clean and tidy and to ensure that they take all belongings with them. On changeover days there is only time for a superficial check and a general clean. We rely upon the goodwill of our guests whose co-operation we greatly appreciate. Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at £10/15 per hour and deducted from the security deposit.
Please take care in the play areas, garden and tree houses. Children must be supervised at all times. The owners take no responsibility for the loss or damage to any cars or its contents or their personal effects of the guests occupying the property. No responsibility can be accepted for injury, loss or damage. All cars are parked at the car owner’s risk
A maximum of two dogs are allowed per property (charge applies). Under no circumstances must they be left unattended in the accommodation or allowed on the beds/furniture. Please exercise your dog(s) on a lead in the fields around Blean. No fouling of the gardens or play areas. Please bring appropriate dog beds and bowls.
Every endeavour is made to have the properties available from 4 pm on the day of arrival if we are able to let you have access earlier you will be notified via text. All properties must be vacated by 10 am on the day of departure unless a late departure (Sundays ONLY) has been booked. Information about keys along with confirmation will be provided once the balance of the booking has been made.
Other important points
SINGLE SEXED GROUPS (Hen parties, Stag groups etc) are not accepted at Honey Lodge and are by prior agreement with the owner ONLY at Seascape.
The owner reserves the right to enter the property, at any reasonable time, in the case of an emergency for maintenance or repair.
If there should be cause for complaint- or accidental damage- this must be reported to the owner immediately, otherwise the matter cannot be fully investigated/resolved. It’s too late to report it after or on the last day of your holiday.
Whist every endeavour is made to keep the Hot tubs running all year, there maybe occasions when this is not possible and beyond our control, given the short amount of time on change over days. The hot tub may NOT be hot on arrival. Compensation will be not be offered if the hot tub is not fully functioning during your stay. The owner is not responsible for any interruption to services (electricity, gas, and wifi)
